FAQ
Frequently asked questions
- What is a provenance dossier?
- It is a documented history of one house: when it was built, who designed it, how it was altered, and how title passed. Every assertion is tied to a recorded instrument, an agency record, a National Register nomination, or a cited published account, and each dossier states plainly where the record runs out. It is a reading of evidence, not a narrative assembled to flatter a property.
- What can public records show about a house, and what can they not?
- The record establishes the facts that were written down: deeds, mortgages, plats, permits, assessed characteristics, landmark designations, and the survey material behind a National Register listing. It does not establish condition, finish quality, unpermitted work, the terms of a private sale, the identity of a beneficial owner behind an entity, or the accuracy of an attribution repeated in the press but never documented. Where sources disagree or fall silent, the dossier says so rather than closing the gap.
- Does a landmark designation matter to a buyer?
- It changes the process, not the ownership. A designated property in the Town of Palm Beach is subject to review before exterior alteration, demolition, or new construction, which affects timeline and scope more than it affects title. The Town also maintains an ad valorem tax exemption for qualifying rehabilitation of landmarked property; eligibility, application, and duration are set by the Town, and prospective buyers should confirm current terms directly with the Town of Palm Beach and with counsel before relying on them.
