Significance
Amado was designed by Addison Mizner for Charles A. Munn, whom press refers to as "Mr. Palm Beach," and it appears in the Florida Memory catalog under the title "Amado, home of Charles Munn in Palm Beach, Florida." The house is described in the sources reviewed as Mediterranean Revival. The Pencer family acquired it in 2003 for $12,100,000 and held it until 2024; a 2007 lightning strike caused fire damage and the house was restored again. In June 2024 it transferred off market to Daren Metropoulos at a reported $148,000,000, a transaction first reported by The Wall Street Journal and carried by multiple outlets. The identity of the builder is not established in the sources reviewed.
Documented timeline
1919 or 1920
Built for Charles A. Munn
Addison Mizner designed the house for Charles A. Munn. Press accounts give 1919; the Palm Beach County Property Appraiser record gives 1920. The discrepancy is unresolved in the sources reviewed.[1][4][6]
2003
Pencer family purchase
The Pencer family bought the property for $12,100,000.[4]
2007
Lightning strike and fire damage
A lightning strike caused fire damage and the house was restored again.[4]
2023
Title moves within the deed chain
In May 2023 the county deed chain shows title moving from an entity recorded as 3160 Daulac Real Estate Limited to Sundown LLC. No press coverage of this transfer was found.[6]
2024
Off market sale to Daren Metropoulos
In June 2024 the estate sold off market for a reported $148,000,000 in cash to Daren Metropoulos. Christian Angle is reported as the buyer's agent and Jim McCann as the seller's agent. One outlet's headline states $149 million rather than $148 million; the lower figure appears in the majority of the reports reviewed.[1][3][4][8]
2024
Deed recorded
In November 2024 the deed was recorded from Sundown LLC to Metropoulos Daren at Book 35465, Page 1272.[6]
Ownership of record
As published, ownership runs from the Munn family to the Pencer family from 2003 to 2024, and then to Daren Metropoulos from 2024. The county deed chain adds two entity names that press coverage does not explain: 3160 Daulac Real Estate Limited, which held title before May 2023, and Sundown LLC, which held title between May 2023 and the November 2024 recording. Current occupants are not identified; this dossier describes recorded and reported transactions only.
Current status
Sold June 2024 for a reported $148,000,000; deed recorded November 2024; no public listing found as of September 2026.
Buyer diligence
- Exterior alterations to a landmarked Palm Beach property are subject to Landmarks Preservation Commission review. Confirm the property's designation status and its review history with the Town before assuming any scope of work is permissible.
- The Town of Palm Beach offers an ad valorem tax exemption for qualifying rehabilitation of landmarked property. Terms, qualifying work, and application procedure should be confirmed directly with the Town; no figures are quoted here.
- The property is described in press as oceanfront. Pull the current FEMA flood zone designation, the base flood elevation, and any existing elevation certificate before underwriting insurance or renovation cost.
- Where the parcel carries a seawall, bulkhead, or revetment, commission an independent condition assessment and confirm ownership and maintenance responsibility for the structure.
- Reconcile the 1919 press year built against the 1920 county record using Town permit history rather than either secondary account.
- Confirm parcel control number 50434314000010080, legal description, lot dimensions, and the recorded deed chain directly with the Palm Beach County Property Appraiser and the Clerk and Comptroller.
What the record cannot show
- Whether the reported $148,000,000 price reflects the full consideration, since off market transactions can carry side agreements, personal property allocations, or seller financing that do not appear on the recorded instrument.
- The scope and quality of the restoration following the 2007 fire, or whether any of that work was performed without permit.
- The beneficial owners behind the entities in the deed chain, including 3160 Daulac Real Estate Limited and Sundown LLC.
- Current condition, deferred maintenance, or any structural issue not surfaced by a permit filing or a code enforcement action.
