Significance
Casa Della Porta is attributed to Maurice Fatio of Treanor and Fatio and is described in the sources reviewed as Italianate coral stone with a Romanesque carved entry. It was built for William Joseph McAneeny, who lived from 1872 to 1935 and served as president of the Hudson Motor Car Company as of 1929. The Historic American Buildings Survey documented the house as the McAneeny-Howerdd House under survey number FL-179, and that documentation, including its photographs, is held by the Library of Congress. The Preservation Foundation of Palm Beach maintains an archival record for the house under the Casa Della Porta name. A Town landmark designation in 1990 is reported by one secondary source but could not be verified against the Town's landmark list, which was not retrievable; HABS documentation is not itself a National Register listing, and no individual National Register listing was found.
Documented timeline
1928 or 1930
Built for William J. McAneeny
Maurice Fatio designed the house for William Joseph McAneeny. Press gives approximately 1928; the Palm Beach County Property Appraiser record gives 1930.[1][2][4][5]
2009
Purchase by William M. Kallop
In August 2009 William M. Kallop bought the property for $13,900,000.[1][5]

On 17 April 2015 the house sold off market for $19,386,675, with title taken by an entity recorded as 195 VDM CDP Revocable Trust.[1][5][6]
2018
Deed transfer to Brian D. Kosoy
In March 2018 the deed transferred to Brian D. Kosoy. No press coverage of this transfer was found and no price is reported in the sources reviewed.[5]
2023
Deed transfer to 195 Via Del Mar Trust
In May 2023 the deed transferred to an entity recorded as 195 Via Del Mar Trust, with an address of 440 Royal Palm Way, Palm Beach. No sale price is reported, which is consistent with a non market or estate transfer, and no press coverage of the transfer was found.[5]
Ownership of record
As recorded, ownership runs from William M. Kallop, who purchased in 2009, to an entity recorded as 195 VDM CDP Revocable Trust in 2015, to Brian D. Kosoy in 2018, and to an entity recorded as 195 Via Del Mar Trust in 2023. The 2018 and 2023 transfers appear only in the county deed record; no press coverage of either was found. Current occupants are not identified; this dossier describes recorded and reported transactions only.
Current status
Last recorded transfer May 2023 to a trust with no reported sale price; no public listing found as of September 2026.
Buyer diligence
- A reported 1990 Town landmark designation is unverified in the sources reviewed. Confirm designation status with the Town first, because designation places exterior changes under Landmarks Preservation Commission review.
- If the property is designated, the Town of Palm Beach offers an ad valorem tax exemption for qualifying rehabilitation of landmarked property. Confirm eligibility and procedure directly with the Town; no figures are quoted here.
- Obtain the current FEMA flood zone designation and any existing elevation certificate for the parcel before underwriting insurance or renovation cost.
- Reconcile the 1928 press year built against the 1930 county record using Town permit history, and compare current conditions against the HABS documentation held by the Library of Congress.
- Confirm parcel control number 50434335000010110, legal description, and the full deed chain, including the 2018 and 2023 transfers, with the Palm Beach County Property Appraiser and the Clerk and Comptroller.
What the record cannot show
- The consideration, if any, behind the May 2023 transfer to 195 Via Del Mar Trust, or the beneficiaries of that trust.
- Whether the house is presently designated by the Town, since the Town's landmark list was not retrievable for this dossier.
- What has changed inside the house since the HABS documentation was made, including whether documented interior elements survive.
- Condition, deferred maintenance, or unpermitted work that produced no permit or code enforcement record.
