Waterfront access
Oceanfront, lake-to-ocean, lakefront, and interior estate parcels. Direct ocean access typically commands a meaningful premium; lake-to-ocean compounds are an extremely scarce subset.
Condominium presence
Minimal. The Estate Section is overwhelmingly single-family. Most condominium product is concentrated north of the Estate Section, in Midtown, and on the South End.
