Designation, and the one thing about it that is not confirmed
El Cid was listed on the National Register of Historic Places on August 31, 1995 under reference number 95001064. That is a dated report about a routing decision, not a fixed attribute of the neighborhood, and complaint volume is not a decibel measurement. Visit the specific block at several times of day before drawing a conclusion from it.
The price figures conflict, and the conflict is the finding
Portal snapshots for El Cid disagree by a wide margin. A Zillow snapshot dated March 2025 reported a median home value of about 1,610,000 dollars. A Redfin snapshot in 2026 reported a trailing 12 month average sale price of 3,080,375 dollars, down 6 percent from the prior 12 months. Those are not the same measure, one is a median and the other an average, and a district holding both Intracoastal frontage and interior blocks will produce swings like this whenever the mix of sales shifts.
El Cid closes a small number of sales in any year, which is what lets 2 or 3 waterfront closings move a published figure by 7 figures. Do not carry either number into an offer.
